Great Design Gets the Nod in North Adelaide

The carefully designed Brougham Place Apartments are set to capitalise on the terrific amenity offered in North Adelaide – proximity to the Park Lands, Adelaide Oval, pubs, restaurants and the CBD.

The State Government Architect, the Minister responsible for the Heritage Places Act, and PLUS planners have been supportive of several different design proposals for this site.  This is despite being taller than some quantitative provisions of the Planning & Design Code anticipate for this area.

The State Government Architect’s support for the over-height development was contingent on the delivery of:

  1. A high-quality design outcome that responds to the established streetscape characters and site topography.
  2. A high-quality amenity for residents and neighbours alike.
  3. An appropriate setting for the State Heritage Place.

 

The State Commission Assessment Panel has granted Planning Consent to the most recent proposal containing 11 apartments, wonderfully designed by Stallard Meek Flightpath Architects.

This proposal includes the rejuvenation of a State Heritage Place (the former Ebenezer Chapel), as well as additions to a Local Heritage Place and the demolition of a Local Heritage Place.

URPS never takes the demolition of a Heritage Place lightly.  That is why we relied on expert advice from Douglas Alexander and Ron Danvers regarding its heritage values.

Put simply, the Local Heritage Place performed poorly against the local heritage criteria.  And the planning system provides sufficient flexibility to approve demolition in such circumstances.

This is another great example of maximising the potential of worthy heritage listed buildings without being encumbered by those with limited heritage value.  It will make our worthy heritage buildings even more valued.
