Predominantly office floor-space together with shops and a crèche at ground floor level. It also contains 78 parking spaces at levels 1 and 2. 

URPS added value by convincing the State Government that on-site parking was appropriate. This was despite silence in the planning guidelines about on-site parking having been previously interpreted as discouragement of on-site parking in the inner city. 

The Capital City Design Review Panel and City of Adelaide did not support above ground parking. URPS convinced the State Government that the proposed cafés and shops at ground floor level resulted in sufficiently active frontages. The sophisticated louvred facade system on levels 1 and 2 also provide both natural ventilation and limited views of the cars from the street.
