This proposal balanced maintaining views of the beach while building on a sloping site and managing off-site impacts. The dwellings provide a high level of amenity in a beachside location.

The assessment involved managing impacts such as overshadowing and overlooking – the project team overcame this by working with the council and providing evidence to demonstrate the planning merits. The collaborative approach and site visit helped achieve the outcome.

The dwellings are a positive contribution to the streetscape with articulated facades and a mix of materials.

In an evolving streetscape, this project balances fresh development with managing the interface with older dwellings on larger allotments.
