The 6-level building contains 18 apartments with under croft car parking and landscaping. The building steps away from its eastern boundary to provide a height transition from the lower residential interface to the east and to mitigate shadow and privacy impacts. 

URPS added value by justifying reduced boundary setbacks at the interface between the low-rise neighbours and the emerging high-rise context of Adelphi Terrace. The result was larger floor plates and a greater development yield.
