The 77-dwelling “vertical village” within walking distance of Tea Tree Plaza and the O-Bahn bus interchange in Modbury. It offers dementia-friendly apartment-style living and a great sense of community. It also features a gym, café, community hall and community garden, as well as a collocated Montessori Early Learning Centre. 

URPS added value by convincing the Council that exceeding the height and setback guidelines was appropriate given the sensitivity of the design to site topography and orientation, as well as the complementary mix of land uses.
